The rules
Three rules cover it.
Roof area is bigger than the footprint
Pitch adds surface: a typical roof is about 1.2 × the footprint, a steep one 1.35 ×. Flat roofs are 1 ×.
Skylights are counted separately
Each one is $25 on top of the roof — exterior glass cleaned and the frame wiped down.
Material, pitch and moss can adjust the quote
Composition shingle and metal are our bread and butter. Tile, very steep pitches or a thick moss carpet get a firm number on the visit.

Do you pressure wash roofs?
No. A roof-safe treatment that clears moss and buildup without lifting shingles.
How do I know my pitch?
If you can walk it comfortably it’s low; typical is the usual suburban slope; if it looks like a ski jump, it’s steep. We confirm on the visit.
Is moss removal included?
Normal moss is. A thick, years-old carpet may need an extra step, quoted on the visit.
Gutters at the same time?
Yes — and it’s the smart order: roof first, then gutters catch what came down.
