The rules
Three rules cover it.
We count the surface, not the visit
Each area is measured on its own — length × width — and added up. Two small areas cost the same as one big one of the same size.
Flat concrete is cheaper than everything else
Driveways, walkways and sidewalks run fast and flat. Patios, decks, pool decks and steps take more care — a nickel more per foot.
Stains and oil can adjust the quote
Heavy oil, rust or years of moss may need extra treatment. We tell you on the visit, before any work.

Do you count the whole lot?
No — only the surfaces you want washed. Grass, beds and the house are not counted.
Can you do the house too?
Yes, that’s House / Siding Washing — a soft wash, priced by wall area. It has its own guide.
Will it damage my deck?
We adjust pressure for the material. Wood and composite get a gentler wash than concrete.
What if I don’t know the size?
Use the presets — a two-car driveway is about 500 sq ft — and we’ll measure exactly on the visit.
