The rules
Three rules cover it.
Walls, not floor space
Wall area ≈ perimeter × wall height (≈ 9 ft per story). A 2,000 sq ft one-story home has about 1,600 sq ft of wall, not 2,000.
Every story counts, plus a flat second-story fee
Two stories doubles the wall area and adds $75 once for the reach equipment. Gables and dormers are included.
Material and buildup can adjust the quote
Vinyl and fiber-cement wash beautifully. Stucco, brick, painted wood, or heavy mildew may need extra care — we tell you on the visit.

No — a soft wash: low pressure, the right cleaner, a thorough rinse. Safe for siding.
Does it include the windows?
The wash rinses them, but a streak-free finish is Window Cleaning — easy to add to the same visit.
